BUFORD CHURCH OF CHRIST

Buford, Georgia

On May 22nd, Buford Church of Christ dedicated the newest additions to their campus, a 750 seat sanctuary, spacious foyer and 500 seat fellowship hall.  While the worship and fellowship spaces are a welcome addition, the most important part of the new facility is the spacious foyer.  The new 5,000 square foot foyer connects the new sanctuary to the existing three buildings.  More importantly, it provides them much needed space in which members fellowship before and after services.

The building was constructed by Garrard Construction in Lawrenceville.  R.J. Cardell was the project manager and Greg Mason was the superintendent.

FEATURED ARTICLE
Pitfalls of Bidding by Robert C. Foreman

In another article we wrote about the pitfalls of negotiated cost-plus contracts. In our opinion, bidding is not the best means of project delivery for many of our clients because bidding has the most potential problems of any means of construction delivery. Only government agencies are required to bid. There are better options available to everyone else.

1. Bidding will assure the lowest price.  This is not always true.
2. The low bidder is often the bidder who has left important items out of his price.
3. Bid jobs often have more change orders because the Contractor is trying to find ways to make up for whatever he failed to include in his price.
4. Bid jobs are more likely to result in disputes and claims.
5. Bid jobs tend to have lower quality workmanship.
6. Bid jobs tend to take longer to construct.
7. The Owner sees no cost savings once a bid job gets started.
8. A bid job is more likely to go into default when the Contractor is unable to complete the job.

Most of our clients choose not to bid their project because they are aware that bidding increases the possibility of lower quality, increases change orders, increases construction time, creates an adversarial climate and can result in higher design fees. They have learned that there are less stressful project pricing and delivery methods with many positive benefits not available through bidding.

PROJECT IN PROGRESS

GULF STATE COMMUNITY BANK

Apalachicola, Florida

FSF has completed Schematic Design for a new 15,000 square foot branch bank and office building for Gulf State Community Bank on St. George Island, Apalachicola, Florida. The two main tenants of this building will be the bank and Prudential Resort Realty. The building is designed to fit in with the low rise residential feel of the island and be compatible with the architecture of the bank's other branches. The design features first and second floor porches across the entire front and rear of the building. Construction will be in two phases to allow the existing bank to remain open while the first phase is being built. Phase 1 is scheduled for completion in December 2005.
